Buying real estate in Bulgaria

CHECKLIST house purchase

Classified as monument or village point of view?

Free of debts, easement, rights of way, the right of other people to use some parts of the building or of the land for storage or the right of other people to have the first option to buy

Property title: 1 owner or different owners from 1 or different families?

Moisture or mould (inside or outside?)
Crevices or cracks (walls inside or outside?)
State of bricks and plastering

Electrical wiring – check the switchboard and powerpoints
Is there potential to make the junction box  and distribution lines heavy enough for kitchen appliances? (refrigerator – oven – washing machine – dryer)

Roof: waterproof  – condition of the tiles -rust – insulation – patching - woodworm
gutters and drain pipes

Piles (underfloor support)

Balconies

State of windows and doors + glazing

Condition of drainage system (signs of flooding from a blocked sewer…)

What kind of heating is possible (only wood stove or electrical heating or gas)?
State of the fireplace (s) and chimney (s)

Plumbing – water pressure (check all taps and showers)

Possibility of hot water for kitchen and bathroom (boiler)

Toilets: drainage and septic tank

Insulation in ceilings - floors and walls

Condition of fences – pavement and driveways

Distance to village center – accommodations in the village (foodstore – cafés – busstop)

Cable TV – internet – mobile reach

Orientation of the garden

 Possibility or right to build extra outbuildings


Noise or bad smells in the surroundings – high tension electricity pylon around?
